Fire Door Maintenance and Inspection in UAE Buildings

Why Fire Door Maintenance Matters

A fire door is a life safety component. A door that has been damaged, has a broken closer, or has had its seals removed offers no fire resistance regardless of its original rating. UAE Civil Defence and building management requirements mandate that fire doors are maintained in working order throughout the life of the building.

Building operators — facilities managers, hotel engineering teams, and property management companies — are responsible for ensuring fire doors remain compliant after handover.

What to Check: The Fire Door Inspection Checklist

Door Leaf and Frame

  • No visible damage, holes, or gaps in the door leaf
  • Frame is firmly fixed to the wall with no gaps around the perimeter
  • No unauthorised modifications (added vision panels, locks, or cutouts)
  • Intumescent Seals

  • Seals around the door leaf perimeter are intact and not damaged
  • No sections of seal are missing or have fallen out
  • Seals show no sign of activation (previous fire or heat exposure)
  • Smoke Seals

  • Brush or blade seals along the door edges are in place
  • No sections missing or significantly compressed
  • Self-Closing Device

  • Door closes fully and latches from any open position, including fully open
  • Closer is not disconnected, wedged open, or set to hold-open (unless a CE-marked electromagnetic hold-open device is installed)
  • Door does not bounce back open
  • Hinges

  • All hinges are present (minimum three hinges for fire doors)
  • No loose screws or damaged hinge leaves
  • No excessive gap on the hinge side of the door
  • Vision Panel (if fitted)

  • Glass is fire-rated glass (marked with certification)
  • Glass is not cracked or damaged
  • Frame seal around glass is intact
  • Hardware

  • Lock or latch operates correctly
  • Panic hardware (if fitted) operates in a single motion
  • Any electromagnetic hold-open device releases on fire alarm activation
  • Inspection Frequency

    Monthly: Visual check of door condition, closer operation, and seals — carried out by building maintenance team

    Annually: Full documented inspection by a qualified person — recorded in the building's fire door register

    After any incident: Immediate inspection if a door has been struck by a vehicle, trolley, or other impact

    Common Problems Found in UAE Buildings

    In UAE buildings, the most common fire door defects found during inspection are:

  • 1.Closer disconnected or removed — FM teams sometimes disconnect closers that residents complained were too heavy
  • 2.Door wedged open — common in hotel service corridors and apartment buildings
  • 3.Seals damaged by repainting — maintenance teams paint over intumescent seals without replacement, reducing their effectiveness
  • 4.Door leaf warped — caused by water damage or impact, creating gaps at the frame
  • 5.Missing hardware — vision panel screws, hinge pins, or seal sections removed and not replaced
  • When to Replace a Fire Door

    A fire door should be replaced when:

  • The core is damaged (a hole or deep gouge penetrates more than a few millimetres)
  • The frame is damaged and cannot be repaired to achieve a close-fitting seal
  • The door leaf has warped beyond adjustment tolerance
  • The original rating documentation cannot be traced and replacement is required for compliance
